1. What is a Homeowners Association (HOA) and how does it affect me?
A homeowners association is a corporation formed by a real estate developer for the purpose of marketing, managing, and selling of homes and lots in a residential subdivision. The by-laws and declarations of covenants, conditions and restrictions were created and filed as legal documents by the developer as a basis for the function of the homeowners association. The HOA grants the developer privileged voting rights in governing the association, while allowing the developer to exit financial and legal responsibility of the organization, by transferring ownership of the association to the homeowners after selling off a predetermined number of lots. Membership in a homeowners association is NOT VOLUNTARY. Purchase of a property in the development automatically makes the purchaser a member who is subject to the association's rules and financial obligations.
2. How much are the Annual HOA Assessmens for Taylor's Trace Subdivision?
Currently HOA Dues are $175 per year and payment is due by the 28th of February for the current year. For instance, In 2024 HOA dues are $175.00 and due by 2/28/2024. Payments received after 2/28/2024 will incur a 10% late fee of $17.50 for a total payment due of $192.50. **Payments not received by March 1st will be incur attorney collection fees and a property lien will be levied against your property. NOTE - If you have a financial hardship, it is important for you to contact the Treasurer or any Member of the Board of Directors. Liens cannot be reversed once a delinquent account is turned over for collections.
3. What are the HOA Assessments used for?
Some common uses for HOA dues are landscape maintenance of the common areas and front exterior of the subdivision, printing & copy costs related to newsletters, mailings, signs, postage/receipts, Attorney fees, social events i.e. ice-cream social, spring block party, and future common area events.
4. What is the process for completing an exterior home modification or having my fence installed?
To have a fence installed or make an exterior modification to your property - a homeowner should complete the Fence Installation Request Form or the Modification Approval Form. Copies of these forms are available on the Documents & Forms page of the website. Please remember to submit your request at least 30 days prior to your project start date. For example - If you plan to have a fence installed on 3/1/23, then you need to submit the completed necessary forms and any supporting documents no later than 2/1/23.
5. How do I report suspicious illegal activity and or a violation?
To report suspicious activity or HOA violations - please visit the Contact Us page of the website and complete the form. A message will be delivered to the Board of Directors. If you need emergency assistance immediately - please dial 911 to be connected directly to Clayton County Police Department.
6. Can I incur a fine for failure to comply with a violation of the protective covenants?
Failure to comply with a notice of violation or remedy of specific violation can result in fines of $25.00 per day until the violation has been resolved. A common example of a violation is the failure to maintain your property.
